RESUMO

The research proposes the analysis of the role of thecadastre integrated to abitation in Brazil, more specif ally in those habitations that were built of legal form, in apparently legal lands, but that for definition maken a mistake of coordinates, improper increase of areas, wrong location of the building, they had become illegal, excluding its ownerships of the formal market of property. In this context, its main objective w e the process of regularization of de ng urban property of popular housings, searching to identify the role n of methods of real estate evaluation for the attainment of a factor for the depreciation of the property in function of the illegality. As ABSTRACT The research proposes the analysis of the role of the the registry to face problems of legality of h ic as to analyz rivi of a multipurpose cadastre in the perfectioning of this process and a possible relation between the value and the legality of these properties. Variable as time and cost of the regularization had been studied, beyond the applicatio results, there are presented the corresponding graphs and statisticians to the considered variable, besides a proposal of model of legalization of property that foresees the creation of mechanisms that center the legalization process and promote the document reduction and costs, to minimize the work and the existing difficulty in this legalization
