RESUMO

This study deals with the dimensions of apartments, and is based on questions put to builders and architects regarding the manner in which these dimensions are determined. The responses to these questions are subjected to analysis using ergonomic principles. Specific attention is devoted to the factors determining decisions regarding dimensions, as well as to the way in which professionals perceive the real needs of users of residential space. A case study previously conducted in partnership with the present author, which investigated the activities of residents of a compact compartment, was used to develop the approach to be adopted for the investigation of builders and architects who produce apartments with around 70m of space for private use for the real estate market in the Recife Metropolitan Region. The results revealed that, at present, it is the acquisition of this market that determines the overall dimensions of an apartment, while the size of the rooms is determined by a strategy that prioritises the practical know-how of the professional, the function of each space and the furniture to be placed in it. It was also revealed that the buildersâ understanding of the real needs of the user is coloured by the opportunities available for acquiring real estate and is in keeping with the characteristic features of the kind of real estate desired by the general public, as revealed by market research. Architects, on the other hand, consider such needs, but in a hypothetical fashion, based on their own judgement regarding what customers deem important. It is believed that the discussion of the parameters determining the dimensions of residential space laid out in this study provides useful information regarding the ergonomics of the built environment
