RESUMO

Landscapes are dynamic. They change during the years due to their own nature and especially if they receive influence from human intervention. Their appearance takes the form of those who colonize them. The village of Pipa, an old settlement of fishers and rural workers, has experienced a heavy growth of the "tourism function" since the decade of 1990, which incipient and restricted to "alternative tourists" until then. The development of the activity, however, has attracted the interest of national and foreign investors who have foreseen a market opportunity in the region and started to buy lands to build places for lodging and private condominiums. Those acquisitions were a strong/heavy "charge" to the local population, who have sold their possessions for lower than market prices and moved to locations close to the village of Pipa, with diverse impact over old cultural and work traditions. The tourism region of Pipa, the target of this study, is undergoing great economic changes, heavily dependent on tourism, especially of foreign tourism, since many of the visitors are from abroad, mostly from European countries. Using Butlers s (1980) Cyclic Tourist Destination Model, this work try to position the area into one of the proposed stages by the author, to prove that it s still growing and has not reached its limit yet. To verify the influences of tourism activity in the "own and property" system of the lands in the mentioned region is the main goal of this study, which raises reflections over tourism development patterns and the activity sustainability
