RESUMO

The city is a dynamic space that it is in constant movement, in constant change. Along with these changes, change is also its landscape, its forms and its functions. There are many actors responsible for these changes, however, in this work, seeks to examine the role of real estate operations in the training of space. This paper aims to make a discussion on the process of verticalization within the city of Recife, in an area where it occurs so early in order to detect the mechanisms or processes involved in shaping the urban space. For this was done an analysis of the Prado neighborhood, which is located in an area of transition from one side where we have a core of neighborhoods that are to densify quickly and we have other neighborhoods that suffer most popular verticalisation more modest. The neighborhood is valuing the Prado through a process of slow verticalization. Its limits to the neighborhoods of Madalena, Zumbi, Cordeiro, San Martin, Bongi and the Ilha do Retiro, clearly show that this is an area of transition between an area of homes that prevail in a more affluent population and one which is a population of lower income. So would that area, too, the limit of verticalization that invades the riverside neighborhoods. Its limits to the neighborhoods of Madalena, as the neighborhood area of transition has contradictions that can inhibit this verticalization. The fact that the district be composed largely of Special Areas of Social Interest - ZEIS inhibits constructive progress in the whole neighborhood, resulting in vertical density restricted, limited in that perimeter is not as ZEIS. However the elements locacionais as proximity to transit routes of access to major commercial centres and services of the city, the availability of public facilities and environmental amenity has contributed to the attraction of new property investments.
